We (Torre) are helping SIRIS find a top candidate to join their team full-time for the role of Construction Project Manager – Residential.

Compensation:
USD 140K/year.

Responsibilities and more:
We are seeking a motivated Construction Project Manager – Residential on a complex 32-story high-rise mixed-use development project in downtown Columbus, Ohio. The candidate will report to a Sr. Project Manager and will need to be experienced in core build-outs with a focus on the foundations, structure, building envelope, and civil aspects. The Project Manager will need to be an experienced on-site leader in ground-up developments as well as understand working with providing data and generating reports, as a representative for the client to their leadership, design and construction partners, and to authorities having jurisdiction on this project.

Job functions:
The Residential Project Manager (PM) will provide leadership to the Development Team for all work associated with the Residential Apartment Floor Levels, and Ground Floor Residential areas and, they will recommend improvements to any ongoing changes, construction techniques, schedules, and construction economies for the project. The PM will work with the Development Team and provide input and feedback for the Residential portion of the project, monitor the Construction Manager’s performance regarding contractual responsibilities and provide observations and recommendations to the Project Executive Team, monitor payment to contractors, changes, claims and inspection for conformance to design requirements. The PM provides current cost and progress information as the work proceeds. The PM has responsibility for the Residential portion of the project during construction, with support from the Project Executive Team. Most importantly, the PM will lead the efforts in the acceptance from the Construction Manager and the delivery to Ownership, of the specific areas of the project noted above.

Skills and experience:
– Education: Associate of Construction Management, Engineering, or Architecture.
– Minimum of 10 years of experience with a focus on residential apartments.
– Ability to quickly understand and master: a) Requirements of local state and federal jurisdictions in relation to the Project. b)Construction Contract Documents, including Front End and Technical Specifications. c) Drawings to readily understand and assess the requirements.
– Working knowledge of engineering services, building codes, budgeting, and scheduling to lead to the project’s success.
– Leadership: Must possess the skillset and competency to supervise and manage personnel of diverse skillsets.

Preferred Qualifications:
– Experience with developer-led projects.
– Experience in hospitality, luxury apartments, luxury clubs, etc.
– PE, RA/AIA, CCM, PMP certifications.
